Lenexa is a large and growing city in Kansas with a plethora of homes for sale. Let’s break down the Lenexa real estate market by price range.

Lenexa KS Homes for Sale under $150,000

As of February 8th, 2010 there are 35 Lenexa homes listed for sale suburban Kansas City in Johnson County listed at $150,000 or less. Since August 8th, 2009 51 single family homes have sold in Lenexa, KS at $150,000 or less. The supply versus demand in the Lenexa housing marke in this price range would suggest a seller advantage at this point. Demand is likely boosted by the spring/summer rush and the $8000 tax credit. For those buyers who want to live farther south in Johnson county Olathe may be a good alternative.

Lenexa KS Homes for sale between $150,000 to $250,000

As of February 8th, 2010 there are 82 Lenexa homes listed for sale suburban Kansas City in Johnson County with an asking price between $150,000 and $250,000 . Since August 8th, 2009 126 single family homes have sold in Lenexa, KS between $150,000 and $250,000. Some slight seller advantage. Again, demand has most likely been enhanced by the rush to get the $8000 tax credit.

Lenexa KSHomes for sale between $250,000 to $450,000

As of February 8th, 2010 there are 89 homes listed for sale in Lenexa Kansas, suburban Kansas City in Johnson County listed at $250,000 to $450,000. Since August 8th, 2009 69 homes have sold in Lenexa, KS between $250,000 and $450,000. Based on the rate of absorbtion of inventory with recent demand levels for housing in Lenexa, the advantage has definately shifted to the buyer since there is more supply than demand for houses in this price range. Staging, Pricing, and effective marketing will be key issues to selling a home in this price range.

Lenexa KS Homes for sale between $450,00 to $700,000

As of February 8th, 2010 there are 58 Lenexa homes listed for sale in suburban Kansas City in Johnson County listed between $450,000 to $700,000. Since August 8th, 2009, 18 homes have sold in Lenexa, KS between $450,000 and $700,000. With over 19 months worth of inventory based on recent demand a strong Buyer’s Advantage exists. Buyers in this price range may also be considering homes in Overland Park Kansas or Leawood Kansas. Seller in this price range will want to be very selective of the agent they ask to market their home. Effective staging, pricing and an outstanding marketing plan will be needed.

Luxury Homes for sale in Lenexa KS at $700,000 or more

As of February 8th, 2010 there are 10 homes Lenexa homes for sale in suburban Kansas City in Johnson County with an asking price of $700,000 or more. Since August 8th, 2009 only two listed homes have closed in this price range. With inventory at a 2.5 years worth of inventory versus demand means a Strong buyer advantage exist. At this price point, buyers may also be looking at Leawood Kansas homes, homes in Overland Park Kansas, and or Estates in Mission Hills Kansas as there are more choices in those cities at this price point.

How much is that Lenexa KS home worth?

The trend is picking up as far as sales volume. Credit is getting slighly easier to obtain although it will not return, at least anytime soon, to the easy credit access of 2003-2005. Those days are long gone.

Buyers are very interested in the $8,000 tax credit which is spurring interest in the market. This seems to be especially true for the under $250,000 price range.

In General, interest rates are at or near generational lows, assuming you have good credit. Now is a great time to buy, while activity is starting up and there is time to get your low low low interest rate locked in.

As of February 1st, 2010 there are 44 Roeland Park homes listed for sale in suburban Kansas City, Johnson County. The current asking prices range from $65,550 to $229,000. About a 1% drop in asking price from my report 3 weeks ago.

Since August 1st, 2009 69 Roeland Park homes have sold and closed.

Since April 1st the homes in Roeland Park, suburban Kansas City KS have sold in the range of $59,100 to $227,000.
